In 2025, Airbnb remains the dominant force in global short-term accommodation, offering over 8 million active listings across more than 220 countries and territories. The platform now serves a user base exceeding 200 million. The UK accounts for approximately 7.1% of all Airbnb listings, with 567,027 active properties.

According to Inside Airbnb, London recorded 96,651 active listings in 2025, an increase from 91,000 the previous year. Of these, 64.6 percent were entire homes or apartments. In comparison, Edinburgh hosts 5,936 listings, with a slightly higher 69.7 percent share of entire homes.

This shows a market in London that is both larger and more diverse, while Edinburgh maintains a greater proportion of full-property rentals.

Our research team at CompareForexBrokers conducted a detailed analysis of Airbnb’s public listings, manually reviewing properties across the UK to identify the 20 most expensive offerings currently available. All listings included were verified for peak availability in August and September 2025, with pricing data reflecting the total cost of a full five- or seven-night stay, inclusive of cleaning fees, service charges, and local taxes.

The UK’s Top 20 Priciest Listings on Airbnb

The most expensive Airbnb listing in the UK is Harford Manor, located in Berkshire. This private estate can sleep up to 100 people and is priced at £20,564 per night, or £143,951 for a seven-night stay in August 2025. The estate features landscaped grounds, spa and fitness facilities, and extensive indoor and outdoor entertainment spaces.

Across the top 20 listings in the United Kingdom, nightly rates range from £2,965 to £20,564, and the average nightly cost is £7,249.

A full seven-night stay ranges from £20,790 to £143,951, with an average of £50,740 for the week.

Geographically, 13 of the 20 most expensive listings are located in Greater London, with neighbourhoods including Mayfair, Soho, Westminster, Marylebone, and Knightsbridge. Other high-cost properties are found in the Cotswolds, Dorset, Northern Ireland, Denbighshire in Wales, and Buckinghamshire. Several of these properties are historic estates or sprawling countryside retreats, while others are high-specification penthouses in central urban locations.

Interestingly, of the six highest-priced properties on the list, none currently show confirmed bookings for upcoming months. Yet, if these homes were rented out for just half the year, based on a 50 percent occupancy rate, the income generated would still be considerable. Harford Manor, the most expensive Airbnb in the UK, would earn an estimated £3,752,930 annually.

At the lower end of the top 20, Country Estate Nr Windsor Castle in Middle Green would bring in approximately £541,638 per year. Even without full availability, these figures show how high-end listings can still generate substantial income through short-term rentals.

To create an accurate ranking of the most expensive Airbnb listings in the United Kingdom, the CompareForexBrokers team undertook a structured research process, focused on transparency and comparability. Our aim was to present clear data that gives readers an honest view of the luxury Airbnb market in 2025.

We began by identifying more than 300 of the highest-priced and most prominent Airbnb listings throughout the UK. Properties were found using Airbnb’s own platform, using filters for “Luxe” and other high-end categories, as well as keyword and location searches. Only entire properties were considered, and listings with unclear pricing were excluded. For each candidate, we collected detailed information: nightly cost, total cost for a five or seven-night standardised stay in peak season (August–September 2025), number of bedrooms and beds, guest capacity, reviews, and amenities.

Both the total cost for the full stay and the nightly rate were recorded, so that the final table could be sorted and compared from both angles. Properties were checked manually to ensure that prices reflected all mandatory Airbnb fees, including cleaning and service charges.

After gathering and reviewing this data, we shortlisted the 20 most expensive properties by both nightly and total stay cost, ensuring no duplicates and that all listings were available to book for the selected dates. This approach captures both the ultra-luxury, high-ticket single-night stays as well as extended high-value bookings.

Prices can change due to Airbnb’s dynamic pricing and availability, so figures are accurate as of our research dates and may fluctuate. By focusing on verified prices, detailed property data, and a consistent research window, we aimed to deliver an honest, practical overview of the very top end of the UK Airbnb market.
